Thiqa is a property app for Iraq, and it does three jobs that have always lived apart. It books a furnished apartment for a few nights in Karbala. It finds a year-long lease on a shop in Baghdad. It lists a family house for sale in Basra. One app, one account, one map.
Every search begins with a single question — where are you looking? — and the map answers with verified listings: real photographs, the price in dinar, the room count, the neighbourhood. The traveller, the tenant, and the buyer all browse the same surface.

A listing you
can believe.
Iraq's property market runs on social-media groups, broker phone numbers, and word that travels by family. Listings stay up for months after the place is gone. Photos are borrowed, flattering, or years old. A price is whatever the last phone call settled on.
The name carries the brief: Thiqa is the Arabic word for trust. The app had to make a listing something you could believe before you ever picked up the phone — verified, photographed honestly, priced in plain dinar — and do it for a nightly stay, a yearly lease, and an outright sale alike.
Three jobs,
one app.
Short stays, long rentals, and sales behave nothing alike — different listings, different money, different urgency. The app had to hold all three without making the visitor choose a lane at the door.
One search, one map
Every listing — a room for a night, a lease for a year, a house for sale — resolves onto the same map, one price pin each. Filters adapt to the visitor's intent instead of splitting the app into three.
Verified, and hosted
A listing is checked before it goes live: real photographs, a confirmed location, an honest price. Any owner can host — up to thirty-five photos per property — so a place is properly seen before it is visited.
Stay, rent, or buy
Nightly stays book against a live availability calendar. Long-term rentals and sales open as enquiries to the owner. One catalogue, three ways to close a deal.
Build
A single Flutter app across iOS and Android over a Django backend, with map search at the centre of the experience. Multilingual, with full RTL for Arabic and Kurdish.
